Pest Control Price in Dubai: What Drives the Quote
Quick answer
Pest control prices in Dubai vary because the work does. The quote depends mainly on the pest, the size and type of property, how severe the problem is, how many visits are planned and how easy access is. Compare quotes on scope and follow-up, not on the headline number alone.

The short answer
You will not find a single honest pest control price for Dubai, and any page that gives you one flat figure is guessing. The quote follows the problem. A studio with a few cockroaches in the kitchen, a three-bedroom flat with bed bugs and a villa with termites in its door frames are separate jobs with different methods, time and follow-up. What you can do is understand what moves the number, so you can compare quotes properly and spot the ones that leave things out.
We do not publish an indicative table in this guide, because a number that is right for one property is wrong for the next. If you want a price for your situation, send photos and the property details to the pest control service we coordinate and we will quote from that.
What actually drives a pest control quote
The pest. This is the biggest factor. Ants and light cockroach activity can be a short, targeted treatment. Bed bugs need inspection, a more thorough treatment of the bedroom and nearby furniture, and a follow-up. Termites need inspection, a method for the soil or timber and re-checks. Rodents add proofing and monitoring. Each pest has a different method and workload behind its price.
Property type and size. A studio is a smaller job than a four-bedroom villa. The number of rooms, floors, balconies, drains and outdoor areas all change time and materials. Villas add garden edges, outdoor drains, garages, roof voids and boundary walls.
Severity. A recent, light problem is quicker to treat than an established breeding population. If you see activity in daylight, that usually points to a bigger infestation and a longer treatment.
Number of visits. One treatment is cheaper than treatment plus follow-ups, but for many established problems one visit is not enough. The comparison that matters is the total for the plan, not the first-visit price.
Method and products. Gel bait, residual spray, heat, soil barriers and baiting stations differ in cost and in what they suit. A technician can explain why a method fits your pest and your household. If you have pets, children or someone with asthma, the method may need adjusting.
Access and timing. Towers with permit or lift-booking rules, gated communities that need a pass, evening or weekend visits and hard-to-reach areas can all add to the job.
Extras. Proofing and gap sealing for rodents, drain work, garden treatment and repairs after termite damage are usually separate from the treatment itself.
How to compare two quotes fairly
A lower number is only lower if the quotes cover the same things. Before choosing, put the same questions to each provider:
- Which pest do they believe you have, and how did they decide? An answer based on photos or an inspection is better than a guess.
- What exactly is included? Rooms, balconies, drains, outdoor areas.
- What method and products? Names, not just “safe chemicals”.
- How many visits? Is the follow-up included, and when would it happen?
- What happens if pests come back? Written terms, not a verbal assurance.
- What do you need to do before and after? Prep, time away, ventilation, re-entry.
- Is access or extra work charged separately?
- Can they show current municipality approval for the provider? You are entitled to ask.
Write the answers down side by side. Often the cheaper quote leaves out the follow-up or half the areas, and the real price is the same.
Red flags
- A fixed price without knowing the pest or property. For anything beyond a simple flat job, it is a guess.
- Refusing to inspect. Bed bugs and termites in particular need inspection to choose a method.
- “Guaranteed to be gone forever.” No provider can honestly promise this without conditions.
- Vague about products. If they cannot tell you what is used or share its safety information, be careful, especially with pets and children.
- Pressure to decide on the spot, or a sudden discount for paying immediately.
- Spraying everything. Blanket spraying of every surface is not the same as targeted treatment, and is often a sign of a rushed job.
- No follow-up for an established problem. Cockroach, bed bug and rodent problems rarely resolve in one visit.
- No explanation of re-entry and safety. You should be told how long to stay out and when to ventilate.
- Reluctance to show approval. If asked and they dodge, move on.
One-off treatment or an annual contract?
A one-off makes sense when there is a single, clear problem in a flat, such as a cockroach issue after moving in. An annual contract can make sense for villas, restaurants, offices and homes with a recurring issue, because regular visits catch activity early and the cost is spread. Before signing, ask how many visits are included, which pests are covered, whether a callout between visits is included and how to cancel.
If you have a villa maintenance contract, check the exclusions: pest control is commonly excluded, as covered in our guide on what a villa AMC includes. It is usually booked separately, and it does not affect the maintenance cover.
Landlord or tenant: who pays?
It depends on the tenancy contract and the cause. Problems tied to the structure, such as termites in fixed timber, or already present when you moved in are often argued as the landlord’s concern. Problems tied to how the home is kept are often argued as the tenant’s. Photograph the signs, report them in writing at once and check the maintenance clause in your contract.
A realistic way to budget
Treat the quote as a plan, not a single charge. Ask for the cost of the first treatment, the cost of each planned follow-up and the cost of any extras separately, then add them up. If a provider cannot say how many visits an established problem is likely to need, that is useful information in itself. It is also worth asking what happens if the problem is bigger than expected on the day: is the price fixed, or can it change once the technician starts? A written answer to that one question prevents most disputes.
Costs people forget
- Prep time and laundry, especially for bed bugs.
- Time away from home during treatment.
- Follow-up cleaning after treatment: mattress cleaning or sofa cleaning after a bed bug job, for example.
- Clearing clutter that gives pests a place to hide: junk removal.
- Repairs afterwards, such as sealing gaps or replacing damaged wood.
What helps keep the quote down
- Send clear photos and say where and when you see activity.
- Prepare as instructed, since poor access can lengthen a visit; see how to prepare for pest control treatment in Dubai.
- Fix leaks and food sources, so the problem is less likely to return.
- Tell building management early so adjoining units can be treated.
- Report a returning problem promptly rather than waiting.

Frequently asked questions
- How much does pest control cost in Dubai?
- There is no single price, because a few ants in one kitchen and a villa-wide termite treatment are different jobs. Quotes depend on the pest, property type and size, severity, number of visits and access. The only reliable figure is one given after you describe or show the problem, with the scope written down.
- Why do quotes for the same flat differ so much?
- Usually because the scope differs. One quote may cover a single treatment of the kitchen, another a full-flat treatment with a follow-up visit. The method, products, number of visits and whether drains, balconies and outdoor areas are included can all vary. Ask each provider to list exactly what is covered before comparing totals.
- Is a cheap pest control quote a red flag?
- Not by itself, but check what is missing. A low price may exclude follow-up visits, skip areas such as drains, or use a quick spray that does not reach where pests hide. Ask what is included, how many visits, what products are used and what happens if pests return. If the answers are vague, the price is not comparable.
- Do I pay per visit or for the whole treatment?
- Both exist, so ask. Some providers quote one price for the treatment including a planned follow-up, others quote each visit separately. For an established problem, a quote that includes the follow-up visit upfront is easier to compare than one that charges for it later. Confirm the follow-up timing and cost in writing.
- Should I pay for a guarantee?
- Only if you can read what it covers. A useful guarantee names the pest, the areas, the duration and the conditions, such as keeping up inspections. A vague promise of a pest-free home is not something any provider can honestly make without seeing the property. If it is not written, do not pay extra for it.
- Is an annual pest control contract worth it?
- It can be for villas, restaurants, offices or homes with recurring problems, since regular visits catch activity early. It is less useful for a single, clear problem in a flat. Ask how many visits, which pests are covered, whether callouts between visits are included and how to cancel.
- Can I get a price over the phone?
- A rough range, perhaps, for simple jobs such as a flat with light cockroach activity. For bed bugs, termites, rodents or any villa, a firm price without photos or an inspection is a guess. We ask for photos, the pest, the area and the property type on WhatsApp so the quote reflects your actual situation.
