Move-In Deep Cleaning Services in Dubai

Move-in deep cleaning in Dubai is a top-to-bottom clean of an empty apartment or villa before your furniture arrives, covering kitchen, bathrooms, floors, cabinets, windows and vents. It is easiest while rooms are empty. The scope varies by property, so the exact list and price are confirmed on WhatsApp before a partner team is booked.

What move-in deep cleaning covers in Dubai

Most people book a move-in clean because the property looks tidy but still feels used: greasy cabinets, dusty window tracks, hairs in the shower drain, marks around switches. A deep clean works through the property room by room, top to bottom, so dust falls onto surfaces that are cleaned afterwards. The partner team we coordinate works in that order and finishes with floors.

The following is a typical scope. Scope varies by property and provider, so the written list in your quote is what counts.

Kitchen: inside and outside of cabinets and drawers, countertops, sink and taps, hob and extractor surfaces, oven interior, backsplash tiles, and the inside of a built-in fridge or dishwasher.

Bathrooms: descaling of tiles, glass screens and taps, toilet and bidet, vanity and mirror, drains and grout lines, and wet-room floors.

Bedrooms and living areas: built-in wardrobes inside and out, shelves, doors and frames, skirting boards, switch plates, ceiling corners and cobwebs, and floors.

Windows and balcony: interior glass and frames, sliding tracks, the balcony floor and door tracks, and exterior glass only where it is safely reachable from inside or the balcony.

AC and vents: grilles and vent covers wiped and vacuumed on the surface. The internal ducts are a different job, covered under AC duct cleaning.

Move-in vs move-out vs post-renovation cleaning

These three are often confused, and the right one changes the scope and the quote.

Move-in Move-out Post-renovation
Goal Make a used property fresh before you settle Return the property clean at handover Remove construction dust, paint, adhesive and residue
Focus Kitchen, bathrooms, cabinets, wardrobes, vents Same areas a landlord or agent checks Fine dust on every surface, floors, windows, fixtures
Effort Standard deep clean Standard deep clean, often to a checklist Heavier; often several stages and specific tools
Quote driver Size and condition Size, condition and handover rules Size, type of works and amount of dust and residue

If you are not sure which applies, send photos. A property that has just been painted or fitted out is not a move-in job, and booking the wrong type is the usual reason a quote changes on the day.

Typically included and typically excluded

Usually included in a deep-clean scope: the kitchen and bathroom list above, wardrobes, doors, skirting boards, floors, interior windows, and vent grilles.

Often excluded or quoted separately: AC duct cleaning, carpet cleaning, sofa and mattress cleaning, exterior facade glass above reach, pest control, water tank cleaning, paint or stain removal that needs repair, mould that has damaged a surface, and removal of left-behind furniture or rubbish (see junk removal).

If the property has a villa tank, ask about water tank cleaning during the same vacancy, because it is far easier before you move in.

Why an empty property is the right moment

When the rooms are empty, a partner team can reach the inside of every cabinet, wardrobe and window track without moving furniture, floors can be cleaned edge to edge, and carpets can be extracted without items on them. The same applies to AC ducts and water tanks, where access is simpler without belongings in the way. Doing it after moving in usually means surface cleaning around furniture.

Dubai context: access, permits and handovers

Dubai buildings often have rules for contractors and cleaners: working hours, a pass or notification at reception, service lift or goods lift booking, and parking for the team. Rules differ between buildings and communities, so check with building management or your agent before the visit. The cleaning needs water and electricity on, and a key, access card or someone to meet the team.

For tenancy handovers, the condition expected at move-out is set by your tenancy contract and your landlord or agent. Read the cleaning clause, and ask what they inspect before the clean, so the scope can match it. A professional clean helps present the property well, but it does not guarantee a deposit refund, which is decided by the landlord or agent.

Villas have extras: garage and storage rooms, balconies, maid’s rooms, outdoor tiled areas and sometimes a roof terrace. Mention them early so they are in the scope. For wider upkeep after you move in, see villa maintenance, and our move-in cleaning checklist for Dubai shows the order to check things.

Apartment or villa: how the job differs

A high-rise apartment is usually compact but access-heavy: the team arrives through reception, uses a lift and works around bathrooms and a kitchen that carry most of the effort. Glass, balcony doors and sliding tracks are the other big items. A villa spreads the work across more rooms and floors, with stairs, several bathrooms, a maid’s room, garage and outdoor tiles, so a villa clean is planned by floor and often needs a larger team or more than one visit. Tell the partner which you have, because a villa scope written for an apartment is the usual reason for a changed quote.

What happens on the day

Visits usually follow the same pattern. The team arrives, checks the property against the scope and your photos, and agrees any problem areas with you or your representative. Cleaning then runs top to bottom through the rooms, with kitchens and bathrooms taking the most time, and floors finish the job. At the end, someone should walk through with you or send photos, so any missed area is raised before the team leaves. The expected visit length and team size are part of the quote and depend on the property. If a walk-through shows a miss, say so on the day, since it is far easier to fix then than a week later.

Common mistakes that cost time or money

  • Booking after the furniture arrives. Cabinets, wardrobes and floors then can’t be reached edge to edge.
  • Calling a renovation a move-in. Construction dust is a heavier job and the quote changes.
  • Forgetting access. A missing key, lift booking or contractor pass can end the visit before it starts.
  • Leaving out extras. Balcony, storage room, maid’s room and wardrobes should be in the scope from the start.
  • Expecting repairs. Cleaning improves dirt and limescale, not damage, so a repair belongs with maintenance.
  • Assuming the oven is included. Confirm the oven, fridge and dishwasher interiors in the written scope.

Cleaning, maintenance and when to call each

A move-in clean is a good moment to notice things that are not cleaning problems: weak AC airflow, a slow drain, a dripping tap, or stale smells from vents. Note them while the property is empty. AC faults go to AC maintenance, electrical faults to an electrician, and general upkeep of a villa to villa maintenance. Keeping these separate means the cleaning scope stays accurate.

What to prepare

  • Confirm access: keys, access card, or someone on site.
  • Check that water and electricity are connected.
  • Ask building management about contractor passes and lift booking.
  • Photograph the kitchen, bathrooms, floors and any problem areas for the quote.
  • Mention pets or allergies in the household so product choice can reflect it.
  • Remove valuables and leftover items so cleaners are not handling them.

Things a deep clean cannot fix

Cleaning will not repair chipped grout, scratched worktops, water-damaged joinery, peeling paint or limescale etched into glass. Some staining on old grout or sealant lines may improve but not disappear. If the photos show damage rather than dirt, the technician should say so, and repair belongs with a maintenance contractor.

What affects the quote

Move-in deep cleaning is quoted from the property: size and type (studio, apartment, villa), number of bathrooms, the state of the kitchen and oven, floor type, extras such as balcony, windows and wardrobes, and whether it is a standard move-in, a move-out or a post-renovation job. Access also matters, including floor level, service lift booking and parking. We do not post a fixed price because two same-size properties can differ a lot in condition. Send the layout, a few photos and your preferred dates on WhatsApp, and the quote and expected visit length are confirmed before the booking is made.

Frequently asked questions

What is move-in deep cleaning and is it different from regular cleaning?
Move-in deep cleaning is a one-off, detailed clean of an empty property before you settle in. It reaches places regular cleaning skips: inside cabinets and drawers, oven and extractor surfaces, window tracks, behind doors and vents. Because the rooms are empty, nothing has to be moved around, which is why it is usually worth doing before furniture arrives.
Should I book move-in cleaning before or after my furniture arrives?
Before, whenever you can. Floors, skirting boards, cabinets and wardrobes are easy to reach in an empty property and impossible to reach once the sofa and bed are in. Once furniture is down you are limited to surface cleaning, so ideally book for the days between getting the keys and the movers arriving.
What is the difference between move-in, move-out and post-renovation cleaning?
Move-in is about making a previously occupied property fresh for you. Move-out is about leaving it clean for the handover, with a focus on the areas a landlord or agent inspects. Post-renovation deals with construction dust, paint and adhesive, and is quoted separately as a heavier job. Tell us which one applies so the right scope is quoted.
Does move-in cleaning include the inside of the oven, fridge and cabinets?
Typically the inside of cabinets, drawers and the oven are included in a deep-clean scope, and the fridge if it is built in or empty and plugged in. Scope varies by property and provider, so confirm the list in the quote. Anything not listed, such as a heavily burnt oven, should be flagged in your photos.
Is carpet or AC duct cleaning part of move-in cleaning?
Not by default. Move-in cleaning wipes AC grilles and vents on the surface, but duct cleaning and carpet extraction are separate services that need different equipment. They are best booked in the same window while the property is empty, and can be quoted together on WhatsApp.
Do you do move-out cleaning for my deposit?
We can arrange a move-out clean to a handover standard, but we cannot promise a deposit refund because that is decided by your landlord or agent and your tenancy contract. Read the contract for the cleaning and condition terms, and share them when you ask for a quote.
What should I prepare before the cleaning team arrives?
Make sure the property is empty and unlocked or accessible, and that water and electricity are on. Check with building management whether a contractor pass, service lift booking or working-hours rule applies. Point out damaged areas or marks that you do not want attempted, and remove any valuables left behind.
How much does move-in deep cleaning cost in Dubai?
It depends mainly on property size and type, the number of bathrooms, the condition of the kitchen and floors, and any extras such as windows or balcony. A studio and a five-bedroom villa are very different jobs. Share the layout and a few photos on WhatsApp and the quote and expected visit length are confirmed before booking.
