Ranches condensers sit at ground level in gardens and side passages where wind-blown sand packs the fins, so a proper fin wash is the core of every visit here; the original Ranches 1 villas in Saheel and Al Reem run splits per room while Ranches 2 villas are more often ducted, which changes the time on site.
Sand in the condensers
The Ranches sit on the desert edge of Dubai, and the outdoor units pay for it. Condensers at ground level in gardens and side passages collect wind-blown sand between the fins, airflow drops, and the compressor runs hot. A filter-only service does nothing about this. Every Ranches visit includes a fin wash on each outdoor unit, and on villas facing open desert we recommend doing it twice a year, once before May and once in autumn, which is the schedule most of our Ranches customers are on.
Ranches 1 versus Ranches 2
The original communities — Saheel, Al Reem, Mirador and the rest of Ranches 1 — mostly run a split unit per room with the condensers along the side of the house, so the visit is unit by unit. Ranches 2 villas are more often ducted with air handlers in the ceiling voids and fewer, larger condensers, which means opening access panels and servicing the handlers and ducts as well. Tell us the community and we will know which visit to plan.
The gate
Each community has its own gate and security will phone the villa before letting a contractor in. We send you the technician’s name and van registration the evening before, so the call takes ten seconds and the arrival time holds.
