What a Handyman Can and Cannot Fix in Dubai Homes
Quick answer
A handyman in Dubai can fix doors, hinges and locks, mount TVs, shelves and curtain rails, assemble furniture, reseal silicone and do minor carpentry. Anything inside the electrical system, behind the water supply or drainage, in the AC, or structural belongs to an electrician, plumber, AC technician or specialist, so the right trade fixes the real cause.

Which repairs can a handyman handle in a Dubai home?
A handyman handles small, non-structural jobs that do not need a licensed trade: fitting, adjusting, assembling, mounting and finishing. The test is simple. If the job is about what is on the surface of a wall, door or fixture, it is probably a handyman job. If it is about what is behind the surface, in the wiring, the pipes, the refrigerant circuit or the building structure, it needs the relevant trade.
This guide goes through the common problems by type so you can tell which is which before you book. If you already have a list of small jobs, our handyman service page explains how we bundle them into one visit.
Handyman jobs: the safe list
These are the repairs a general handyman can normally do, and where bundling pays off.
- Doors, hinges and locks. A door that drags, a loose hinge, a handle that has come off, a lock cylinder to change, a stopper to fit. In Dubai’s humidity, wooden doors swell and then shrink in air-conditioned rooms, so the same door can stick in summer and gape in winter.
- Mounting. TVs, shelves, mirrors, curtain rails, blinds, towel rails and hooks. The wall type and the load decide the fixing.
- Furniture assembly. Wardrobes, beds, desks and shelving, which is the biggest time sink for people who move often.
- Sealant. Resealing around baths, basins and worktops where silicone has gone black or lifted. Dubai bathrooms get a lot of moisture, so this comes up often.
- Minor carpentry. Planing a door, replacing a shelf panel, fixing a drawer runner.
- Small finishing. Filling drill holes, fixing a loose skirting board, touch-ups before a repaint.
Fault by fault: who actually fixes it
| What you see | Likely cause | Right trade |
|---|---|---|
| Door sticks or will not latch | Swollen wood, loose hinge, settled frame | Handyman |
| TV, shelf or mirror to hang | Fitting, wall type | Handyman |
| Silicone black or peeling around bath | Moisture and age | Handyman |
| Socket dead, warm or sparking | Loose terminal, overload, wiring fault | Electrician |
| Breaker trips repeatedly | Overload, faulty appliance, earth fault | Electrician |
| Dripping tap or leaking hose | Worn cartridge, hose or valve | Plumber (simple washer swaps sometimes handyman) |
| Running or leaking toilet cistern | Fill valve, float or seal | Plumber |
| Slow or blocked drain | Hair, grease, pipe fault | Plumber |
| No hot water, or heater leaking | Element, thermostat, tank failure | Plumber and sometimes an electrician |
| AC dripping or blowing warm air | Drain line, gas, compressor | AC technician |
| Wide, growing crack or ceiling stain | Structural or leak source | Inspection first, then the relevant trade |
| Damp patch or mould on a wall | Moisture source | Find the source, then clean and repaint |
Why electrical, plumbing and AC work is kept separate
Electrical. Fixed wiring, sockets, switches, the distribution board and new points are electrical work. A socket that is warm, sparking or smells of burning indicates a connection generating heat, and the cause is often behind the faceplate or further along the circuit. A fix that only treats the visible part can leave the real fault in place. Those jobs belong with an electrician. Our guide to common electrical faults in Dubai villas explains what is safe to check yourself.
Plumbing. A leak is not always where the water appears. Water runs along pipes, down walls and through slabs before it shows up. Fixing a visible drip without finding the source is how leaks return. Plumbing jobs include shutting off, isolating and testing under pressure, which a general fix does not.
AC. Air conditioning involves refrigerant, electrical components and condensate drainage. Water dripping from an indoor unit, a unit that blows warm air, or one that trips a breaker needs an AC technician, and opening the unit without the right training is unsafe.
Dubai-specific limits: building rules and approvals
Even a simple handyman job can be blocked by access. Many towers need contractor registration, a service-lift booking, set working hours and, for drilling, sometimes a permit or deposit. Villa communities can have gate and contractor rules. In rented homes, tenancy contracts often limit alterations and may require your landlord’s consent. These rules vary by building and landlord, so ask management and read your contract before booking, and tell us the building name so we can plan around it.
A few other Dubai factors affect what is feasible:
- Wall types. Many apartments mix concrete walls and gypsum or block partitions. Fixings and weight limits differ, so the same shelf can be fine on one wall and unsafe on another.
- Pipes and cables in the wall. Drilling near bathrooms and kitchens risks hitting a pipe. If you are unsure what is behind the wall, say so.
- Heat and dust on outdoor fittings. Gate latches, hinges and outdoor furniture fixings in a villa wear fast in sun and sand, which is why they appear so often on villa lists.
Apartment or villa: does it change who you call?
The trades are the same, but the mix differs. Apartment lists lean towards fitting jobs (mounting, assembly, door adjustments) and are limited by building access. Villa lists are longer and spread across trades: external gate and door fittings, outdoor lights, tank and pump problems and AC units on the roof or behind the house. In a villa it is common for one visit to need a handyman and a specialist, so say so in your message and we plan both together.
When to stop and call a specialist
A good technician will stop a job for the right reasons. Stop and call the relevant trade when:
- A socket, switch or light is warm, discoloured, buzzing or smells of burning.
- There is water near electrics, or a leak you cannot stop.
- Drilling reveals a pipe, cable or unexpected cavity.
- A crack is wide, growing, stepped, or running across a ceiling.
- The load is heavy and you are unsure the wall can take it.
- The job needs working at height without safe access.
None of these is a failure of the handyman visit. It is the visit finding the real problem.
Common mistakes
- Booking a handyman for a leak and paying twice: once for the patch and again for the plumber.
- Having a TV hung without checking the wall, and the bracket pulling out of a partition.
- Painting over damp instead of fixing the source.
- Fitting a bigger breaker to stop it tripping, which hides an overload instead of fixing it.
- Skipping building approval and being turned away at the door.
- Sending one job at a time, when bundling would have shared the call-out.
How to get everything sorted in one go
Walk round the home, photograph everything that needs attention, and send one message with the building, floor and a line per item. Do not try to label the trade. We sort it into what a handyman can clear in a single visit and what needs a specialist, and quote each part. If repainting is on the list, see our guide to preparing an apartment for painting so the walls are ready.
For villas where repairs across several trades recur, a villa maintenance contract puts them under a single point of contact instead.

Frequently asked questions
- Can a handyman fix a leaking tap or toilet in Dubai?
- Some handymen can change a washer or a simple fitting, but a leak is usually a plumbing matter because the cause may be a valve, hose or pipe behind the fitting. A plumber can trace it properly and isolate the water safely. If you are not sure, send a video of the leak and we tell you whether it is a handyman or plumbing job.
- Can a handyman change a socket, switch or light fitting?
- Anything that involves wiring behind the faceplate, the distribution board or a new light point should be done by a qualified electrician. Replacing a bulb or plugging in a lamp is a household task, but work on fixed wiring is not general handyman work. If a socket is warm, sparks or has stopped working, leave it unused and have it checked by an electrician.
- Can a handyman mount a heavy TV safely?
- Yes, if the wall can take it and the bracket is rated for the load. The technician needs to know the wall type, the TV size and weight, and where cables and pipes run. A gypsum partition needs different fixings from a concrete wall. If you want cables hidden inside the wall, that part involves electrical work and is not handyman scope.
- What about AC problems like water dripping or warm air?
- AC faults belong with an AC technician. Dripping can come from a blocked drain line or a frozen coil, and warm air can be a gas, electrical or compressor issue. A handyman can fit a bracket or a cover, but should not open the unit. Send a video of the problem and we route it to the right partner.
- Is a cracked wall or a ceiling stain a handyman job?
- A hairline surface crack in plaster can be filled and repainted. A wide, growing or stepped crack, or a ceiling stain, can point to a structural or leak problem and needs inspection first. A handyman can patch the finish after the cause is dealt with, but patching over an active problem only hides it, and the problem usually returns.
- Do I need approval from my landlord or building before a handyman visits?
- For anything that alters the unit, like drilling, fitting fixtures or removing items, check your tenancy contract and ask your landlord. Many towers also require contractor access requests, working-hour limits and sometimes a permit. Tell us the building name when you message and we plan around access. We do not assume an approval exists.
- How do I describe a mixed list of repairs so it gets sorted properly?
- Send one list with a photo per item, your building and floor, and a line on each saying what you see. Do not worry about which trade it is. We sort it into what a handyman can clear in one visit and what needs an electrician, plumber or AC technician, then quote each part separately.
