Most households only notice the first group, because nobody looks inside the tank. By the time the tap is visibly affected, the tank has typically been building a sediment bed and biofilm for many months. The signs below are ranked by how urgently each one should push you to act.

That last one feels the least urgent and is often the most honest. A tank with no cleaning record should be treated as overdue even when the water looks fine.
What does each sign mean mechanically?
Knowing the mechanism helps you tell a tank problem from a pipe problem.
Sediment bed. Every fill carries fine silt and mineral particles. Because tank water barely moves, they settle to the floor and build up over months. Grit in your aerators and filters is that bed leaving through the outlet, especially when the pump draws hard or the level runs low.
Biofilm. Sediment gives bacteria a surface and nutrients. Once established they form a slimy film across the floor and walls that ordinary flushing does not remove. This is the source of musty and rotten-egg smells, and it is why the smell is strongest after water has sat in the pipes overnight.
Residual chlorine decay. Mains water arrives with a disinfectant residual that fades with time and is consumed by organic matter. In a clean tank it lasts long enough to keep the water safe. In a tank with a sediment bed it is used up quickly, leaving the stored water unprotected. Warm water, such as a sun-heated rooftop tank, speeds the decay.
Algae. Light is what turns a slightly dirty tank into an algae problem. A cracked cover, loose hatch or gap round a vent lets sunlight in, and green growth adds an earthy smell and more organic material for bacteria.
Ingress through a failed vent mesh. The vent lets the tank breathe as the level changes. If the mesh is torn or missing, dust, insects and sometimes small animals get in. A freshly cleaned tank with a failed vent will foul again quickly.
What can you check yourself, safely?
A few checks are safe from outside the tank, and worth doing before you call.
- The white-glass test. Fill a clear glass from the cold tap, stand it against a white surface and look at it in daylight. Check again after it has stood for an hour. Cloudiness, colour or particles settling at the bottom are useful evidence to send to the person you book.
- The aerator check. Unscrew a tap aerator and a shower head. Fine grit confirms sediment is leaving the tank.
- The smell check. Smell the cold water first thing in the morning, before anything has run, then again after a minute of running. A smell that fades after running points more to the pipes; one that stays points more to the tank.
- The vent and cover check. From outside, look at the vent screen and the cover seal. A torn mesh, a cover that doesn’t sit flush or daylight showing round the edge are all defects worth fixing.
Do not enter the tank, and do not lean into the hatch to look around. Tanks are confined spaces. Poor ventilation, slippery surfaces and the difficulty of getting out are real hazards,.
