# Villa Maintenance (AMC) in Dubai

> Villa maintenance in Dubai usually means juggling a plumber, an electrician, an AC technician and a handyman every time something breaks. A villa maintenance AMC puts the routine work under one annual contract and one number to message, and we coordinate the partner technicians who carry it out.

A villa maintenance contract in Dubai (an AMC, or annual maintenance contract) is one agreement covering the routine work a villa needs across a year: plumbing, electrical, AC and handyman jobs. It is different from calling someone each time something fails, and the better choice depends on the age of the villa, how often it breaks and how much of the year you are there. This page compares the two, then covers what an AMC includes, what it excludes and how to scope one. We coordinate independent partner technicians; we do not carry out the work ourselves.

## AMC or on-call: which suits your villa?

| | AMC (annual contract) | On-call (pay per visit) |
|---|---|---|
| **Best for** | Villas over about ten years old, landlords, owners who travel, anyone with repeat faults | New villas under warranty, low-fault homes, one-off jobs |
| **Preventive visits** | Scheduled in the calendar (AC before summer, plumbing and electrical checks) | Only when you remember to book |
| **Contact** | One number for any trade | A new search each time |
| **Cost shape** | A set fee for routine scope, plus separate quotes for exclusions | Pay each time; a price agreed under pressure in a breakdown |
| **Records** | A visit history showing repeat faults | Whatever invoices you kept |
| **Risk** | Paying for cover you barely use; vague exclusions | Waiting days for a technician in July |

The practical test: add up what you spent on plumbing, electrical, AC and handyman callouts last year, including the time spent chasing and coordinating, and compare it with a quote based on your villa. If you called three or more different tradespeople last year or the same problem keeps coming back, an AMC usually pays off. If the villa is new and under warranty, on-call plus a pre-summer AC service may be enough. See our guide on [what a villa maintenance AMC includes](https://dubaiservicehub.com/guides/what-is-included-in-a-villa-maintenance-amc-contract/) for the clause-by-clause view.

## What a villa AMC covers

- **Plumbing.** Leak repairs, blocked drains, tap and mixer replacement, water heater faults, plus the villa-specific items apartments do not have: outdoor taps, the garden or roof tank and pump, and lines to a maid's room.
- **Electrical.** Faulty sockets and switches, lighting repairs, breaker and earth-leakage faults, outdoor lighting corroded by humidity. Villas usually have separate boards per floor and for the outdoor area.
- **AC.** Routine servicing, filter and coil cleaning, clearing the condensate drain so it does not drip through a ceiling, gas pressure checks and breakdown callouts for split and ducted units. For servicing intervals see [AC maintenance](https://dubaiservicehub.com/maintenance/ac-maintenance/).
- **Handyman.** A gate or front door that no longer closes, loose hinges and handles, sliding balcony doors off their track, curtain rails, silicone resealing and paint touch-ups.

Labour for repairs and the scheduled visits is what most AMCs price. How parts are treated varies: some contracts include small consumables such as washers, fuses and capacitors, with larger parts charged separately. Ask which applies before the first callout, not at invoice time.

## A seasonal calendar for a Dubai villa

| When | What to schedule |
|---|---|
| **February to April** | AC service on every unit before summer load; clean or check the water tank; electrical board inspection for the extra summer demand; check outdoor lighting and gate motors |
| **May to September** | Respond fast to AC warm-air and drain-leak faults; check water heater settings; watch breakers that trip when AC units start together |
| **October to November** | Post-summer plumbing and drain check; look at the roof and external fittings after summer heat; AC filter clean after the dusty months |
| **December to January** | Handyman backlog: doors, hinges, sealants, paint touch-ups; plan any larger works that an AMC excludes |

These months are a sensible default for Dubai heat, not a rule. For the detailed pre-summer jobs, see our [villa summer maintenance checklist](https://dubaiservicehub.com/guides/preparing-your-villa-for-dubai-summer-maintenance-checklist/). A [water tank cleaning](https://dubaiservicehub.com/maintenance/water-tank-cleaning/) visit is usually booked separately unless your contract names it, and an [electrician](https://dubaiservicehub.com/maintenance/electrician/) can be added for faults beyond routine scope.

## How an AMC works step by step

1. **Walk-through.** A partner technician notes the number and type of AC units, water heater locations, the boards, the tank and any known faults, so the scope is built around your villa.
2. **Written scope.** You receive the scope, exclusions, response targets and visit schedule in writing. Response times are agreed in the contract, not set by Dubai Service Hub; ask for the figure in writing and do not rely on a verbal "priority".
3. **Preventive visits.** Planned visits happen on the calendar. Anything found outside scope is flagged with a separate quote, not done and billed without warning.
4. **Callouts.** Message the number with a description and a photo. Where possible the technician who has been to the villa before is sent. If a part has to be ordered, ask for a stated timing for the return visit.
5. **Repeat faults.** Ask how a returning fault is treated: as a follow-up on the original job or as a new callout. A visit history makes the pattern visible, such as a drain that blocks every few months.
6. **Renewal.** Review the year's callouts a few weeks before the anniversary, flag ageing units and adjust scope before renewing.

## What is excluded from villa maintenance

A standard AMC repairs and maintains what the villa has. It does not normally include:

- **Structural work**: cracks, roofing, waterproofing failures.
- **Pest control**: a separate specialist service; see [pest control in Dubai](https://dubaiservicehub.com/maintenance/pest-control/).
- **Landscaping and irrigation**, though an outdoor tap or garden lighting fault may still count.
- **Swimming pool servicing**: pumps, filtration and chemical balance.
- **Appliance replacement**: end-of-life ovens or washing machines.
- **Full unit replacement**: a complete AC unit, compressor or water heater is quoted separately even when diagnosis is covered.
- **Renovation-scale jobs**: retiling a bathroom, rewiring a floor, repainting the villa.
- **Items under warranty**: developer or manufacturer warranty items should go through the warranty, and the AMC should sit alongside it.

Exclusions can still be quoted when they come up, and a partner who knows the villa quotes faster. The point is that they are priced separately, so confirm the list before signing.

## Community access rules, in general terms

Gated communities and master-developments usually have rules for contractors, and they vary from one community to the next. Common ones: contractor registration or a gate pass for each visit, restricted working hours, limits on parking a van, a permit for larger jobs, and rules on where waste can be left. Developer or community management may also require approval for changes to the exterior or to external AC units. We cannot state any community's rules, so ask your management office and tell us the community name and phase when you request a quote so access is planned before the technician is sent.

## Signs an AMC fits your villa better than on-call

- You used three or more different trades last year.
- The same problem keeps returning, such as a blocked drain or an AC that needs a top-up every summer.
- The villa is more than about ten years old and has had piecemeal repairs.
- You are a landlord or away for part of the year and need one contact who can arrange access.
- A summer AC failure has caught you out before.

If none apply and the villa is new, on-call plus a scheduled pre-summer AC service may be a better fit for now.

## Villa types

**Gated master-community villas** share standardised construction, so faults are predictable, but access rules and warranty status matter. **Townhouses** have fewer AC units and less external plumbing, though shared drainage can cause a blockage that starts next door. **Older independent villas** in areas such as Jumeirah, Umm Suqeim, Al Barsha, Mirdif and Al Safa have the most to gain from preventive checks: older pipework, boards that trip readily and AC systems repaired many times. **Larger and custom villas** with staff quarters, a pool house or an outdoor kitchen simply have more of everything, so the walk-through sets the scope.

## What affects the quote

An AMC quote depends on the number and type of AC units, the size and age of the villa, the number of scheduled visits, whether parts are included, the response times you want and any extras such as the water tank. We do not publish a fixed price because two villas of the same size can have very different systems. Send the details listed in the FAQ and we scope a quote on that basis, confirmed before anything starts.

## What to prepare

- The area, community and phase, and the villa's approximate age.
- The number of AC units, whether they are split or ducted, and photos of the unit labels.
- A photo of the distribution board and the water heater location.
- Your last year's repair history and any warranty documents.
- Your tenancy terms if you rent, so the scope matches what you are responsible for.

## How to get a quote

Message us on WhatsApp with the villa's location, age, AC unit count and the repairs you have needed. We coordinate a partner for the walk-through, send you the partner's scoped quote with exclusions and the response times they agree to in writing, and you decide whether an AMC or on-call makes sense.

## Frequently asked questions

### What is included in a villa maintenance AMC in Dubai?

A typical villa AMC bundles plumbing (leaks, drains, taps, water heater faults), electrical (sockets, switches, lighting, breaker faults), AC (routine servicing, filter and coil cleaning, breakdown callouts) and general handyman work (doors, hinges, minor carpentry, paint touch-ups). What is covered in labour, parts and visit numbers differs by contract, so get the scope, exclusions and response times in writing before you agree.

### How is an AMC different from calling contractors when something breaks?

On-call means you find, brief and price a new tradesperson each time, and nobody holds the history of your villa. An AMC gives you one number, planned preventive visits and a set scope for routine work. On-call can be cheaper if little goes wrong or the villa is new and under warranty, which is why we suggest adding up last year's callouts before deciding.

### What is not included in a villa maintenance contract?

Usually structural repair (cracks, roofing, waterproofing), pest control, landscaping and irrigation, swimming pool servicing, appliance replacement, full AC unit or water heater replacement and renovation-scale work. These can still be quoted separately. Check the exclusions list before signing, because a long exclusions list changes what the annual fee is actually worth.

### Can the contract cover a villa in a gated community?

Yes, but many communities have their own access rules: contractor registration, gate passes, working hours, restrictions on parking a van and sometimes a permit for bigger jobs. Tell us your community and phase when you ask for a quote so access is planned, and ask your community management what it requires.

### How long does a villa AMC run?

Twelve months is the common term, which covers a full summer and winter cycle for AC and plumbing. Confirm the term, the renewal process and any notice period in your quote. If your lease has less than a year to run, ask whether a shorter arrangement is possible.

### Is a villa AMC worth it for a new villa?

Not always. A newly handed-over villa is often under developer or AC warranty, and warranty items should go to the developer, not a maintenance contract. An AMC tends to earn its keep once the warranty ends, when systems are older, or when you are away for part of the year. Check what your warranty covers and when it ends before you pay for overlapping cover.

### Who pays for villa maintenance, the landlord or the tenant?

That depends on your tenancy contract, which usually splits minor upkeep from major items, so check it before signing an AMC. Keep the visit records and photos, because they help show whether a failed major item came from neglect or from age. Landlords can sign a contract that covers the property; tenants should confirm what the landlord expects them to pay for.

### What should I send to get a villa maintenance quote?

The area or community, the approximate age of the villa, the number of AC units and whether they are split or ducted, any water heater or tank details, whether there is a pool or garden, and the repairs you have needed in the last year. A photo of each AC unit label and of the distribution board helps. We use this to scope a quote, not a generic price.
