# Plumbing Leak or Emergency in Dubai: What to Do First

> Stop the water at the nearest isolation valve or the unit's main valve, keep clear of wet electrics and switch off the affected circuit only if it is safe to reach, then photograph the damage and call for help. Tell building management if the water may be coming from, or going into, another unit.

## The short answer

When water is escaping and you cannot stop it, the order of priorities is the same almost every time: stop the water, keep people away from anything electrical that is wet, limit the damage, document it and then get a plumber. Most of the damage in a leak comes from the minutes before the water is shut off, so the single most useful thing you can learn is where your valves are, before you ever need them.

This guide is about those first minutes and about deciding what is truly urgent. For the plumbing service itself, including what a visit involves, see [plumbing services in Dubai](https://dubaiservicehub.com/maintenance/plumbing/).

## Step 1: stop the water

Find the nearest isolation valve to the leak.

- **Under basins and kitchen sinks:** small valves on each supply pipe, usually turned a quarter turn with a screwdriver or by hand.
- **Beside the toilet:** a small valve on the pipe feeding the cistern, usually at floor level.
- **Water heater:** a valve on the cold feed to the heater, near the unit.
- **Unit main valve:** most flats and villas have a main valve where the supply enters the property. Apartments often have it near the kitchen, in a utility cupboard or at the riser door. Villas commonly have one at the outside wall or meter box and sometimes another near the tank or pump.

If you do not know where the valve is, close any you can reach and look for a main one. If the valve is stiff, do not force it hard enough to snap a pipe; a stuck valve is itself a reason to ask for help quickly.

Once water has stopped, open one low tap to drain the pipe, which relieves pressure on a damaged section.

## Step 2: keep water and electricity apart

Water and electricity are the dangerous combination in a leak.

- Do not walk through standing water to reach sockets or the distribution board.
- Do not touch wet switches, sockets, extension leads or appliances.
- If you can reach the distribution board with dry hands and a dry floor, switch off the circuit that serves the affected area. If you cannot do that safely, stay out and ask an [electrician](https://dubaiservicehub.com/maintenance/electrician/) for help.
- Switch off a leaking or tripping water heater at its own isolator, not by touching the unit.
- Unplug appliances only if the sockets are dry and out of the water's reach.

If a circuit trips repeatedly after a leak, do not keep resetting it. Wet wiring and fittings need checking before they are used again. Our guide to [common electrical faults in Dubai villas](https://dubaiservicehub.com/guides/common-electrical-faults-in-dubai-villas-and-when-to-call-an-electrician/) explains what is and is not safe to handle yourself.

## Step 3: limit the damage

- Move rugs, bags, electronics and furniture away from the wet area.
- Mop or towel up standing water, working towards a drain.
- Place a bucket under a dripping ceiling and, if a ceiling is visibly bulging with water, ask building management before poking it. A controlled drain point is better than a sudden release, but only do this if you can do it without standing under the bulge.
- Open windows for air flow once the water is stopped.
- Lift timber furniture feet or use foil or plastic under them if the floor is wet.

## Step 4: document before you clean up

Take photos and a short video of the source, the water and any damage before you move things. Note the time you noticed, what you did and when you shut the water off. If a tenancy, insurance or building dispute follows, dated photos are far more useful than memory. Keep any broken part the plumber removes if it is relevant to who is responsible.

## Is it really an emergency?

A realistic split, with a cautious bias toward calling for help when unsure:

| Situation | How to treat it |
|---|---|
| Active leak you cannot stop | Urgent |
| Burst pipe or flexible hose | Urgent |
| Water near sockets or the distribution board | Urgent, and involve an electrician |
| Sewage coming back up a drain or toilet | Urgent |
| No water at all in the unit | Check the building first, then urgent if it is only your unit |
| Ceiling leak with water coming through | Urgent, and tell building management |
| Dripping tap, slow drain, running cistern | Can be booked for a scheduled slot |
| Weak flow at a single tap | Can be booked |

When you contact us, say which one it is. We coordinate the earliest available partner plumber, but we do not promise a fixed arrival time, and nobody can honestly do so without knowing where you are and what is happening on the roads and in the building.

## Find the source: yours, the building's, or something else

Before the plumber arrives, a few quick checks help decide who is needed.

**Check the AC.** Many ceiling and wall stains in Dubai are AC drain overflow, not a pipe. If the water appears under or beside an AC unit, a blocked condensate line is a likelier cause. [AC maintenance](https://dubaiservicehub.com/maintenance/ac-maintenance/) partners deal with drain-line problems; a plumber would not fix that.

**Check the meter.** If every tap is closed and the water meter still moves, there is a leak somewhere in the supply to your unit. That is useful information to give the plumber.

**Check neighbours.** In towers, ask the unit above or below whether they have a problem. A shared riser or drain stack is the building's responsibility, and a plumber cannot fix it from inside your flat.

**Check the tank in a villa.** In a villa with a roof or ground tank, a tank overflow, float valve failure or pump fault can look like a leak elsewhere. If the overflow is running, close the supply to the tank if you can.

## Who needs to be told

- **Building management or owners' association:** whenever the source might be shared, or water is crossing into another unit, or you need access to a riser or the unit above.
- **Landlord or agent:** if you rent. Tell them in writing the same day, with photos, before approving any large repair.
- **Neighbours below:** if water may be reaching them. It limits the damage and is simply considerate.
- **Your insurer:** if you have home or contents cover. Read the policy; do not assume it applies.

## After the plumber leaves

Ask what failed and why, whether anything else nearby looks close to failing, and what the repair covers. For a significant leak, ask for the cost of extra work to be agreed with you before it starts. Then deal with the damage:

- Dry affected walls and floors thoroughly. Damp that is left behind can lead to mould and paint failure.
- Watch for stains growing in the following days, which can mean the leak was not fully fixed or water is still trapped in the wall.
- Repair plaster, paint and joinery afterwards. A [handyman visit](https://dubaiservicehub.com/maintenance/handyman/) can cover small repairs, and for larger damage in a villa, [villa maintenance](https://dubaiservicehub.com/maintenance/villa-maintenance/) coordinates the trades.

## Make the next one smaller

- **Learn where your valves are** and label them. Test them occasionally so they do not seize.
- **Replace old flexible hoses** under basins and behind toilets. Rubber and braided hoses wear, and a failed hose is a common cause of sudden leaks.
- **Look under sinks** now and then for damp, staining or corrosion.
- **Do not leave appliances running** while out, where a failed hose could leak for hours.
- **In a villa, check tank, float valve and pump** as part of regular upkeep. The [villa summer maintenance checklist](https://dubaiservicehub.com/guides/preparing-your-villa-for-dubai-summer-maintenance-checklist/) includes sensible checks.
- **Fix small drips** before they become a larger failure.

## What to send on WhatsApp

Send your building or community and floor, a short video of the leak, photos of the fitting and any damage, how long it has been going on and whether the water is shut off. Mention if you rent, any building access rules and when someone is home. We use it to decide whether it is a plumbing job, an electrical one or a building matter, and to ask the partner to bring the right parts.

If the problem is a mix of small repairs, our guide to [what a handyman can and cannot fix](https://dubaiservicehub.com/guides/what-a-handyman-can-and-cannot-fix-in-dubai-homes/) helps work out who to call for what.

## Frequently asked questions

### What is the first thing to do when a pipe bursts at home?

Stop the water. Close the isolation valve nearest the leak, which is usually under the basin or beside the cistern, or the main valve for the unit if you cannot find it. Then keep people away from wet sockets, mop up what you can and photograph the damage before calling for help.

### Should I switch off the electricity if water is leaking?

Only if you can reach the distribution board safely without stepping through water or touching anything wet. If water is near sockets, light fittings or the board itself, stay out of the area and ask for help. Do not touch wet electrical equipment. An electrician is the right call for any wet or tripping circuit.

### How do I know if a leak is really an emergency?

Treat it as urgent if water is flowing and you cannot stop it, it is near electrics, a pipe has burst, sewage is coming back up a drain, or there is no water at all. A dripping tap, a slow drain or a cistern that runs slightly can usually wait for a booked visit, though it is worth fixing soon.

### Water is coming through my ceiling. Whose leak is it?

It depends on the source. The cause may be a unit above, a shared pipe, an AC drain overflow or your own plumbing. Tell building management straight away, and photograph the stain and any dripping. Do not assume it is plumbing before checking whether the water appears near an AC unit or follows a pattern.

### Can I use drain cleaner or a plunger on a blocked toilet that is overflowing?

Stop flushing first. A plunger is reasonable for a simple blockage, but avoid strong chemical drain cleaners. They rarely help a serious blockage and can make later work unsafe. If water is still rising or other drains are gurgling, close the toilet's isolation valve and ask for professional help.

### Who pays for emergency plumbing repairs, the landlord or the tenant?

It depends on your tenancy contract and on what failed. Fittings that serve only your unit and shared building pipes are often treated differently, and contracts vary on what counts as minor maintenance. Photograph the damage, notify the landlord or agent in writing at once and read the maintenance clause before approving a large repair.

### What should I send when I ask for a plumber on WhatsApp?

Send your building or community, the floor, a short video of the leak, photos of the fitting and any damage, how long it has been happening and whether you have shut off the water. Say whether you own or rent, and any building access rules. This helps the partner plumber arrive with the right parts.

### Can anyone promise a plumber within an hour?

Be cautious about any guaranteed arrival time. Availability depends on location, traffic, building access and when you message. We coordinate the earliest available partner plumber but do not promise a fixed response time. While you wait, the useful thing you can do is stop the water and limit the damage.
