# How to Prepare an Apartment for Painting in Dubai

> To prepare an apartment for painting in Dubai, clear or centre and cover furniture, remove wall fixings and fill the holes, take down curtains and light covers, fix any leak or damp first, and arrange building access, lift booking and working hours. Agree in writing who handles patching, masking and clean-up, so the painters start on sound, accessible walls.

## What is the right order for preparing an apartment for painting?

The short version: protect, clear, repair, then paint. Painters can mask and cover, but they cannot paint a wall that has furniture against it, a leak behind it or a building that will not let them in. Most delays in a Dubai apartment repaint come from access and condition, not from the painting itself.

This guide is for anyone repainting an apartment, including a move-out repaint at the end of a tenancy. If you are comparing providers or want a quote, our [painting services](https://dubaiservicehub.com/maintenance/painting-services/) page explains what a full job includes and what affects the price.

## Step 1: Check the building and the tenancy first

Before you choose a colour, find out what you are allowed and expected to do.

- **Building rules.** Towers and communities often require contractor registration, a service-lift booking, set working hours and sometimes a deposit or permit. Ask building management for the contractor procedure and give your painters the building name and floor so the work is scheduled around it.
- **Tenancy contract.** If you rent, check what it says about alterations, colour changes and returning the unit. General practice varies between landlords, so rely on your contract and ask the landlord to confirm what they expect, ideally in writing.
- **Handover condition.** If you have photos or an inventory from move-in, keep them. They are the reference for what counts as fair wear and what counts as damage.

Doing this first stops you paying for work that is not needed or not permitted.

## Step 2: Fix the cause of any damp, stains or leaks

Paint is not a repair. A water stain on a ceiling, bubbling paint near a bathroom wall, or black spots in a corner are symptoms, and painting over them hides the symptom for a few weeks at best.

- **Ceiling stains:** look for a leak from the unit above, an AC drain overflow or a bathroom seal. Tell building management if it is not in your unit.
- **Bubbling or peeling near wet areas:** the wall is holding moisture. Dry it, find the source, then scrape back loose paint.
- **Black mould in corners and behind furniture:** this is often condensation on cooler external walls with poor airflow. It needs cleaning and treatment before priming.

If a leak is involved, [plumbing](https://dubaiservicehub.com/maintenance/plumbing/) or the building comes first. Painters should only start once the surface is dry and the source is dealt with.

## Step 3: Clear the room, then cover what stays

You do not need an empty apartment, but you need clear access to every wall.

1. **Remove small items.** Wall art, mirrors, photo frames, shelves with contents, curtains, rails you want taken down, and anything breakable.
2. **Pull large furniture to the centre,** at least a short way off the walls, so painters can reach skirting boards and corners.
3. **Cover floors and furniture** with sheeting. This is normally part of the painter's job, but confirm it in the quote.
4. **Move electronics and valuables** out of the work area. Dust from sanding gets everywhere.
5. **Empty wardrobes and cabinets** if any are being painted or are fixed to walls being painted.

If you cannot move heavy items yourself, say so when you ask for a quote so the time is included, instead of discovering it on the day.

## Step 4: Remove fixings and fill the holes

This is the step that most affects the finish. Every screw, nail and wall plug left in the wall becomes a bump or a hole under new paint.

- Take out nails, hooks, screws and wall plugs. Pull plugs or push them in flush so the filler can cover them.
- Fill holes and dents with proper wall filler, let it dry fully, then sand it flush with the surrounding wall.
- Spot-prime the filled patches. Unprimed filler absorbs paint differently and shows as a dull patch through the finish. This is often called "flashing".
- Check TV bracket and shelf holes, which are larger and may need a backing material, not just filler.

A [handyman visit](https://dubaiservicehub.com/maintenance/handyman/) can remove wall fixtures, fill holes and refit curtain rails and shelves before and after the painters. Or you can leave filling to the painters and ask for it in the scope. Either way, agree who does it, so it is not done twice or missed.

## Step 5: Protect the details

Painters mask skirting boards, window frames, door frames, sockets and switches, but you can help.

- **Take down curtains and blinds,** and cover or remove light shades.
- **Open and clear window tracks** of dust so tape sticks and paint does not run.
- **Ask what is being masked and what is being painted.** Doors, frames, skirting and ceilings are often separate lines in a quote.
- **Tell the painter about sensitive items** such as a parquet floor, a marble surface or built-in joinery.

## Step 6: Plan ventilation, timing and who is home

Paint smells and dust are a bigger deal in a sealed AC apartment than people expect.

- **Ventilation.** Open windows and balcony doors where you can, during and after painting. In humid weather, drying takes longer, so allow for it.
- **AC.** Ask the painter whether to run the AC during drying, since airflow helps but can also blow dust onto wet paint. Follow the product's guidance.
- **Dust.** Fine Dubai dust sticks to wet paint, so cleaning surfaces and closing balcony doors during final coats matters. Ask how the painter handles it.
- **Timing.** Schedule painting when you can be out, or work room by room. If someone in the home is sensitive to smells, plan to stay elsewhere for the first night.
- **Curing.** Walls are touch-dry long before they are cured. Keep furniture off the walls and avoid scrubbing for the time the manufacturer specifies.

## Special case: move-out repaint

For a move-out repaint, add three things to the list.

- **Agree the standard with your landlord.** Ask whether they expect a full repaint or only repairs for marks and damage, which colour and finish, and whether they will inspect before or after. Get this in writing.
- **Do the fitting work first.** Take down shelves, TV brackets and curtain rails, fill the holes, then repaint. If you repaint first and remove fixtures after, you damage new paint.
- **Allow drying time before handover.** Painting the day before inspection leaves wet or smelly walls. Leave a few days where you can.

If the landlord is happy with a few repairs, a spot repaint of damaged walls can cost far less than a full repaint, but matching the old paint exactly is hard, so expect to repaint whole walls corner to corner instead of tiny patches.

## Common mistakes

- **Painting over damp or a leak** and getting the stain back.
- **Leaving fixings in** and ending up with bumps and holes in the finish.
- **Skipping spot-priming** so the filled patches show.
- **Not checking building rules,** and having the painters turned away at reception.
- **Choosing colour from a swatch** instead of a test patch seen in morning and evening light.
- **No written scope.** Rooms, ceilings, doors, coats, masking and clean-up should all be listed so there is no argument at the end.

## What to send when you ask for a quote

Send the building, floor and number of bedrooms, which rooms and surfaces you want painted, photos of each wall and of any stains, cracks or peeling, whether the home is empty or furnished, current and desired colour, and your timing and building access rules. If it is a move-out repaint, say so. If your problem is a larger list of small repairs, our guide to [what a handyman can and cannot fix](https://dubaiservicehub.com/guides/what-a-handyman-can-and-cannot-fix-in-dubai-homes/) helps sort the list before you book.

For villas, [villa maintenance](https://dubaiservicehub.com/maintenance/villa-maintenance/) contracts can include touch-up painting after repairs, which keeps walls in shape between full repaints.

## Frequently asked questions

### Do I have to move all my furniture before painters arrive?

You do not have to empty the apartment, but the more you clear, the faster and cleaner the job. Remove small items, wall art, mirrors and fragile things. Large furniture is normally pulled into the centre of the room and covered. Say in your message whether the home is lived in, because moving and covering furniture adds time and should be in the quote.

### Should I fill nail and screw holes myself before painting?

You can, but it is usually better to leave it to whoever is painting, or to a handyman beforehand. Filler needs to be sanded flush and spot-primed, otherwise the patch shows through the finish. If you fill holes yourself, use a proper wall filler, let it dry fully, and sand it smooth. Tell the painter which holes you have already done.

### Do I need to repaint when moving out of a rented apartment in Dubai?

It depends on your tenancy contract and the state of the walls against your handover condition. Many contracts expect the unit returned as received, allowing for normal wear and tear, and landlords differ in what they require. Check the contract and handover photos and agree it in writing with your landlord before paying for a repaint, so you do not repaint a unit they were not going to ask for.

### Do I need building permission to paint my apartment?

Often you need to tell building management and arrange contractor access, even for a repaint. Towers commonly ask for contractor details, a service-lift booking, set working hours and sometimes a deposit or permit. Rules vary by building, so ask management before booking painters and give us the building name so the schedule matches. We do not assume an approval exists.

### How long before I can move back in after painting?

Walls are touch-dry within hours but cure over days, and the smell fades gradually. Keep windows open and ventilate while and after painting. Avoid hanging pictures, rubbing the walls or pushing furniture against them until the paint has cured. Ask the painter for the drying and recoat times of the product they are using, and plan around sensitive people, children and pets.

### What if there is damp, mould or a water stain on the wall?

Fix the source before anything is painted. A leak, a failing seal or condensation problem will bring the stain back through new paint. Once the wall is dry and the cause dealt with, the area is cleaned, treated and primed before painting. If the stain is on a ceiling or an external wall, tell building management as well, because the source may not be in your unit.

### Can I stay in the apartment while it is being painted?

Usually you can, if the work is done room by room and you can ventilate and keep away from wet paint. Fumes, dust from sanding and disruption make it uncomfortable, particularly for children, pets and anyone with breathing sensitivities. A vacant unit between tenancies is easier and faster. Ask about low-odour paint if you plan to stay.
